Naples Asset Management Company® LLC Naples Asset Management Company® LLC (NAMCO) is a fee-based Registered Investment Advisor specializing in discretionary portfolio management. Founded by Paul J. McIntyre of McIntyre Properties LLC, Paul has over 25 years experience within the financial services industry. Located in Southwest Florida in Estero, Florida, Naples Asset Management LLC® (NAMCO) has developed a reputation for thorough analysis, top-quality service, and strong support amongst individuals, corporations and officers, business owners, and legal and medical professionals they serve. A Team Approach to Portfolio Management NAMCO uses a team approach when considering new investment selections for funds and managed portfolios. By using a team approach, in the decision making process, we bring the best talent and balance to design, build and manage our real estate investment portfolios to achieve outstanding value and returns.
Investment Philosophy We utilize equities, mutual funds, fixed income and alternative investments in accordance with our clients' needs and their tolerance for risk. As consultants, we may employ the use of exchange traded shares (ETFs) or other professional money managers to gain adequate diversification and asset allocation. We advise our clients at least quarterly to evaluate our progress and review our targeted goals.
NAMCO Investment Process NAMCO employs a three-step investment process in its portfolio managed process:
- First, we identify the asset allocation target risk tolerance and return expectations.
- Second is implementation. When necessary or appropriate, NAMCO also employs the services of outside, nationally recognized experts in specialized areas such as investments, law, trusts and, accounting to provide our clients with the fullest range of services available.
- Third is review and rebalancing. To meet needs for new assets, portfolio liquidity, maturing mezzanine loans and other asset allocation changes we take new positions to rebalance the portfolio. Our clients give us complete discretion on their accounts enabling us to make changes in the portfolio when we deem necessary.
Reporting is a critical element. We work with Auditors, Valuation Specialists, Accounting firms and other entities to make certain your reports keep you well informed about your account.
NAMCO MANAGEMENT
Paul J. McIntyre, Chairman, CCO & CEO Mr. McIntyre is Chairman, CCO and CEO of NAMCO, a Registered Investment Adviser, which is based in Estero, Florida. Mr. McIntyre is the chief operating officer of NAMCO with responsibility for oversight of all its operations, including the investment, management and reporting processes. Mr. McIntyre has a background in the development and sale of real estate securities product. He entered the securities industry in 1979 where he began working with real estate investments and securities. Since then, he has been actively involved in the securities investment business throughout the United States working with all the major wire houses and independent broker dealers on the syndication and distribution of securities. Mr. McIntyre holds FINRA (National Association of Securities Dealers) Series 7, 63, 65 and 24 securities licenses, a Florida Real Estate license, and also holds the designation of CIMC, (Certified Investment Management Consultant), from IMCA (Investment Management Consultants Association). He also serves as an Arbitrator for the National Association of Securities Dealers (FINRA). Mr. McIntyre also holds the retirement plan industry designations of CRA (Certified Retirement Administrator) and CRC (Certified Retirement Consultant) from InFre, (International Foundation for Retirement Education)
Mr. McIntyre has a track record of managing successful new financial service business start-ups; including separate account money management platforms, needs based financial analysis software and mutual fund record keeping and accounting systems. Since 1985, Mr. McIntyre has been an active continuing education provider for attorneys, CPAs, real estate agents, trustees and other financial professionals. Mr. McIntyre is the author of numerous industry-related articles and investment papers for both financial professionals and investors, in addition to having conducted thousands of educational seminars in his securities career throughout the United States and Canada. Mr. McIntyre graduated from Eastern Michigan University where he majored in Business Education. He also is a member of the National Association of Realtors (NAR), Florida Association of Realtors (FAR) and serves on the Advisory Board for the Gulf Coast Venture Forum. Mr. McIntyre has been a featured speaker and is also a member of the FPPTA, the Florida Public Pension Trustees Association.
Bryan E. Smith, Director of Asset Management Services Mr. Smith is an investment advisor representative of Naples Asset Management Company, LLC, and serves as the company’s Director of Asset Management and Retirement Plan Services. Mr. Smith resides in Ft Myers, Florida with his wife and is expecting his first child. He was born in 1969 and began his financial services career in 1992 in Ohio. Formerly with UBS Financial Services, Mr. Smith joined the Naples Asset Management Company LLC in January 2008.
Mr. Smith has passed and holds FINRA Series 7 license (General Securities Representative) and NASAA: Series 65 (Investment Adviser Law Exam) license. Mr. Smith He also currently studying for two professional designations: Certified Retirement Plan Specialist (CRPS) designation through the College for Financial Planning and for the Accredited Investment Fiduciary (AIF) designation through the Center for Fiduciary Studies.
DUE DILIGENCE COMMITTEE
NAMCO has built a Due diligence Team to provide credit analysis, coordination of background checks and feasibility studies on Developers and their financing requests. NAMCO’s management philosophy is to adopt a focused, disciplined, and methodical approach, with a steadfast resolve, to address the restructuring and operational issues that will allow us to unlock hidden real estate development profit potential in turn-around situations.
Due Diligence In this respect, the due diligence phase of the committee involves:
- Financial analysis: a review of the books of the real estates development and analysis of the cash flow required to purchase and restructure the project to effect necessary asset improvements, and to operate the project back to profitability (should the development project be losing money).
- Operational analysis: an evaluation of the operational activities, interviews with key employees, and comparisons with industry benchmarks where appropriate.
- Restructuring analysis: a review of how straight-forward or difficult the restructuring of the project would be, in terms of negotiation with creditors or partnership development with disgruntled suppliers/customers.
- Strategic analysis: a determination as to whether the company offers an inherent value-add or unique quality, and how this value-add could positively affect the project’s relationship with its customers.
Each phase of the due diligence process has potential to uncover ways to unlock hidden value in the real estate development project. The financial analysis provides a clear understanding of the floors and ceilings for any part of a transaction. In addition, NAMCO’s partnership approach in resolving past business issues is intended to foster long-term relationships with both suppliers and customers.
Once the real estate project is restructured, there still is no cookie cutter approach to execution, as each company presents different circumstances. One aspect which is constant is that NAMCO is involved as much in implementation as in strategy development in order to offer investors both short- and long-term benefits
For all our projects, emphasis is on building a strong, disciplined, and motivated team to sustain the long-term viability of the company. In doing so, we will typically offer key employees an equity participation in the one or more of its funds to foster a culture of greatness and continuous improvement. Our goal is to create a sustainable business model for each real estate fund, with a long-term management team in place to take it forward. Danny E. Meek, Esq., Senior Vice President Mr. Meek supervises the legal due diligence process for Naples Fund potential investments that may be included in one or more portfolios. Danny received his Doctorate of Jurisprudence (J.D.) from Indiana University School of Law and was a founding partner and manager of the law firm of Hollingsworth & Meek, P.C., established in Indiana in 1980. The firm concentrated on business transactions and real estate and represented banking institutions, credit unions and private developers. He has lived in Florida since the 1990’s and is active in the areas of analysis and consultation for business entity structures, formations, negotiations and succession planning. He has extensive experience with the development and documentation of mezzanine and other secondary loan procedures, real estate mergers and acquisitions, project development and complex business transactions. Danny is an active community speaker and educator and provides legal and financial consultation to clients in numerous states.
Cynthia R. McIntyre, Senior Vice President Ms McIntyre is Senior Vice President of Naples Asset Management Company® and Managing Real Estate Broker and President of McIntyre Properties, LLC. As Senior Vice President she is the liaison to our real estate industry strategic partners who identify portfolio acquisition opportunities and she is also responsible for locating and facilitating fund investments in real estate properties which will provide maximum fund profits, as well as managing real estate industry key-account relationships. As a member of the firm’s due diligence committee Ms McIntyre brings her high ethical standards and 30 years of experience in the real estate industry and property management to the process. She is instrumental in establishing NAMCO’s code of ethics and in developing the infrastructure necessary to support and create the client statement which provides a transparent view of client investments and participation on a monthly basis. She is routinely called upon to support and advise in all aspects of NAMCO’s growth and future planning.
Ms. McIntyre brings an extensive business management background which was gained as owner of a multiple specialty retail and interior design business. Prior to entering the business world Ms. McIntyre attended the University of Pittsburgh where she studied finance and she also attended the Art Institute of Philadelphia where she attended the Bachelors of Science Interior Design Program. Ms McIntyre is a licensed Real Estate Broker with the state of Florida and she is an active member of the National Association of Realtors® (NAR), Florida Association of Realtors® (FAR), Women’s Council of Realtors® (WCR), Punta Gorda-Charlotte County Board of Realtors® (PGCCBR), Bonita Springs-Ester Board of Realtors® (BEAR), and the Naples Area Board of Realtors® (NABOR). Ms McIntyre also enjoys membership in Commercial Investment Professionals (CIP), Real Estate Investing Association (REIA), and Real Estate Investment Society (REIS). She also is a 1031 Specialist maintaining an Advance Level certification. Ms McIntyre also enjoys membership in the Ft. Myers Women’s Community Club which is responsible for many civic programs to improve the community through volunteering of time and charitable events. In January 2007, Ms. McIntyre completed her Certified Public Pension Trustee (CPPT) certification through the Florida Public Pension Trustees Association (FPPTA). CPPT is an advanced level Trustee certification program for Fiduciaries and Trustees of public pension plans.
Charles Williams, Senior Vice President Mr. Williams works with Investment Advisors, representing NAMCO’s private real estate funds and their portfolio management services. Mr. Williams graduated from the University of Central Florida in 1971. He holds a BA Degree is Political Science. Mr. Williams entered the Financial Services industry in 1972 as an Account Executive for J. Milton Newton, Inc. Investment Banker. This firm was a specialist in Tax Free Municipal Bonds.
Since then he has been actively involved in the securities investment brokerage business in both the retail and wholesale levels. Over the past thirty-three years, he has been responsible for recruiting, training and supervising thousands of agents and registered representatives. He is certified to teach continuing education courses for agents and registered representatives.
In his capacity as a wholesaler, he has channeled several 100’s of millions of dollars into various mutual fund, fixed and variable annuities. Mr. Williams has passed FINRA Series 6, 63, 7, 9, 10, 26 and 65 licenses. He holds a current Florida real estate salesperson’s license, as well as a mortgage broker’s license. In January 2007, Mr. Williams completed his Certified Public Pension Trustee (CPPT) certification through the Florida Public Pension Trustees Association (FPPTA). CPPT is an advanced level Trustee certification program for Fiduciaries and Trustees of public pension plans. He is a fulltime Florida resident since 1958 and resides in Sanford, a suburb of Orlando, Florida, with his wife Mary. Mr. Williams and his wife have three children and eight grandchildren. Mr. Williams is an avid golfer, a private pilot since 1982 and loves to build Street Rods.
Randell A. Vest, Investment Banker Mr. Vest moved to Southwest Florida in 2004 from Kentucky bringing a disciplined background in finance and marketing along with his consulting firm for alternative investments, InVest Financial Group, Inc.. Randell studied Physics and Mathematics at Eastern Kentucky University, and after receiving his Bachelor of Science attended the College of Civil Engineering at the University of Kentucky. After graduation in 1999, Randell continued to work in the civil engineering field with the company where he interned, American Consulting Engineers, PLC. During this time Randell became completely enchanted with the world of finance and business due to a close mentorship from an accomplished entrepreneur and family friend. Randell soon left the field of engineering and pursued his entrepreneurial instincts and since has successfully started, sold and helped turn around several small businesses.
Since moving to Florida, the unique Investment Banking opportunities made available over the last few years by the economic downturn coupled by the desire of Mr. Vest's clients to acquire interest in natural resources, commodities, commercial or residential real estate and/or their associated performing or non-performing notes has led to business relationships with many commercial banks, investment banks, hedge funds, private equity groups and private investors. Randell has become an Investment Banker and Consultant for Naples Asset Management Company and specializes in help forming a network of finance professionals to efficiently and effectively locate and fund prime investment opportunities.
Jason M. Adams, Investment Banker Jason Adams is an Investment Banker and Internal Consultant with Naples Asset Management Company. Mr. Adams conducts real estate and commercial financial analysis and modeling for the fund portfolios and works with the NAMCO database and investor communications. Adams is also responsible for developing and maintaining new and existing relationships, as well as identifying new business opportunities. Adams has a corporate retail background concentrating in operations management and financial analysis. Mr. Adams attends Florida Gulf Coast University where he is pursuing a bachelor’s degree in Finance. Adams is the assistant to Paul McIntyre and participates in the due diligence decision process for fund investments. Mr. Adams currently holds a FINRA Series 22 securities license. Mr. Adams is an Estero, Florida fulltime resident and is active in community affairs, including Habitat for Humanity and CYO Basketball.
Geoffrey T. Chalmers, Esq. NAMCO has retained the services of Geoffrey T. Chalmers, Esq., a corporate securities attorney, to provide general counsel services to the Funds. Mr. Chalmers has well over 35 years of experience as counsel to real estate developers and investors, broker dealers and investment adviser clients, as well as public and private businesses. Most notably, he served as Vice President and General Counsel to Liberty Real Estate Corporation, the real estate syndication and development subsidiary of Liberty Mutual, overseeing the company’s legal affairs for over $600 million of owned and operating real estate properties and 17,000 partnership investors. Mr. Chalmers also served as an attorney in the Division of Corporation Finance of the U.S. Securities and Exchange Commission, Washington, D.C. He is a graduate of Harvard College (B.A.), Columbia Law School (L.L.B.) and New York University, (M.B.A.)
Alliance Capital Enterprises, Inc. (“ACE”) ACE is a Delaware corporation based in Naples, Florida. This diverse and experienced group of business men and women provides strategic and financial consulting to real estate developers managing projects in a restructuring phase.
ACE believes real estate projects in this phase provide the best combination of short and long term values for investors. For ACE to invest resources the real estate project needs to exhibit an attractive market valuation and significant appreciation potential due to an inherent value-add or unique quality untapped by the previous development team. This can include the presence of new experienced professionals or a unique concept serving a niche market. ACE currently has access to more than 50 seasoned executives in real estate, financial services, construction, legal and other related industries. PORTFOLIO FUND ADMINISTRATION
Judy Meyer, Bookkeeper Judy Meyer is an established corporate bookkeeper with Naples Asset Management Company LLC. With over 20 years of experience in the corporate sector, she has worked in various capacities and offers experience in the fields of bookkeeping, office management and executive support. Judy has expanded her knowledge and skills by continuously seeking challenging projects. She always manages to keep current with all new accounting software and adapts easily to new challenges. Judy considers herself a Floridian, and resides in the pristine west coast town of Cape Coral. Christina Adams, Operations Specialist Christina is responsible at varying levels for the effective operation, monitoring and control of company operational issues at NAMCO. Types of systems Christina supports include administrative support where complex, integrated systems have been developed to support financial advisors that require dedicated technical support. She helps to ensure that all back office system components are adequately maintained and managed. She also recommends administrative support systems, procedures, develops command level applications and program formats to ensure database integrity and reporting. Christina attends Edison College and has an Associates Degree in Business.
Kathleen A. Gordon RN, BSHRM, MSOL Kathleen is the Director of Human Resources with Naples Asset Management Company. She is responsible at varying levels for the effective operation, monitoring and control of company human resoruce issues at NAMCO. She began her career in the health care arena in 1965. Kathleen has an associate degree in nursing and is a Registered Nurse. Ms. Gordon received her undergraduate degree in Human Resource management from Geneva College in Beaver Pa and her Master of Science Degree in Organization Leadership from Geneva College as well. Kathleen has held officer positions in many community and professional organizations on a local, state and national level over her career in the health care arena.
RESEARCH AND DISTRIBUTION RESOURCES
NAMCO also several uses third party resources as needed to assist in new investment selections, provide third party audits, accounting services, valuations and other legal related services. Drawing upon each of their industry expertise as needed helps ensures that portfolios are properly invested, administered, while reducing overhead for the Company’s Funds.
McIntyre Investments Inc. (“MII”) Naples Asset Management Company, LLC is affiliated with McIntyre Investments Inc, (“MII”), a broker dealer which is a member of the FINRA and SIPC. MII’s primary role is in providing real estate investment opportunities for FINRA brokerage securities firms and registered investment advisors.
MII is recognized as a leading provider of real estate development financing and other investment services to the securities industry. MII is dedicated to managing the needs of the securities brokerage community and works as a team with its product specialists to coordinate the delivery of mezzanine investment opportunities, credit, and other real estate investment banking products to securities firms for their accredited investor clientele. McIntyre Properties, LLC is owned and managed by Cynthia McIntyre. Cynthia R. McIntyre is the Managing Broker and Broker Principal of McIntyre Properties LLC. Representing the Naples Fund, she is the liaison to real estate industry strategic partners who identify investment opportunities. Mrs. McIntyre also currently works for the Fund as a senior vice president where she coordinates deal flow, market intelligence and research submitted from real estate firms and developers which are located throughout Florida.
