WHY INVEST IN REITS?

Diversification
Given today’s uncertain financial climate, a well-diversified portfolio is a must. A prudently constructed portfolio should have some assets that increase in value independent of economic factors that may cause other assets to decrease in value. Real estate plays an important role in this asset allocation process.

Income and Capital Growth
As market conditions have changed over the years, so too have real estate investment strategies. Historically, real estate has been viewed as a capital growth and income investment that can provide tax advantages and a potential hedge against inflation, while offering potential capital preservation.

Stability
Real estate offers investors the potential of stabilizing investment portfolio returns over time. Unlisted REITs may demonstrate less volatility than listed REITs as they are not traded on a public exchange. In addition, unlisted REITs are less liquid than listed REITs because there are limited avenues for selling non-traded REIT shares and the number of shares that non-traded REITs repurchase from investors is limited. As a result, unlisted REITs are intended to be long-term investments that protect initial principal while providing regular distributions.
